iGUIDE in Alberta, CREB, RECA, RMS

Being an iGUIDE service provider in Calgary and Alberta comes with a few unique responsibilities. Because real estate professionals need to provide their clients with detailed information that may not be required in some other areas outside of Alberta, iGUIDE service providers need to ensure that these requirements for additional information are satisfied as well. Fortunately, these formal requirements can all be easily satisfied by filling out and checking the appropriate fields and options for your iGUIDE. Things you need to look out for are the:

  • Append Measurement Diagrams to PDF (Alberta) option

  • Custom Text for PDF field

  • iGUIDE Report Additional Notes field

How to Append Measurement Diagrams to PDF (Alberta)

Applying this option will add supplemental measurement diagrams to the downloadable PDF floor plans as seen in the example below, Figure 1.

i) In iGUIDE Defaults: (See Figure 2) Go to your User Settings > iGUIDE Defaults > iGUIDE Viewer > Other Options > Append Measurement Diagrams to PDF (Alberta) > Save.

ii) In your iGUIDE: (See Figure 3) Search My iGUIDEs > Click the blue Edit button > Options > Append Measurement Diagrams to PDF (Alberta) > Save.

How to add Custom Text for PDF

In the PDFs you provide, you should state your company name and that you surveyed the property. You should also explain which area total your client must use for their listing, since this depends on the property type. Adding Custom Text to the PDF can also automatically include your customer’s name, their company’s name, and the date the iGUIDE was prepared if a banner has been set for the iGUIDE. i) In iGUIDE Defaults: (See Figure 2) Go to your User Settings > iGUIDE Defaults > iGUIDE Viewer > Default PDF Custom Text > Save.

ii) In your iGUIDE: (See Figure 3) Search My iGUIDEs > Click the blue Edit button > Custom Text for PDF > Save.

How to make Additional Notes

In the iGUIDE Report notes, you should state your company name and that you surveyed the property. You should also explain which area total your client must use for their listing, since this depends on the property type. Lastly, direct your customer to where they can find the measurement diagrams. Only Default Report Notes are saved to be applied to new iGUIDEs you create. Additional notes added after an iGUIDE is created are only temporary and will not be automatically applied any time you go to send the iGUIDE Report again.

i) In iGUIDE Defaults: (See Figure 2) Go to your User Settings > iGUIDE Defaults > iGUIDE Report > Default Report Notes > Save.

ii) In your iGUIDE: (See Figure 4) Search My iGUIDEs > Click the iGUIDE Report button > Additional Notes > Send.

This property was measured by [your company name here]

Total Above Grade Floor Area is RMS size. For detached, semi-detached and townhouse properties, use Main Building Exterior Area. For attached properties (e.g. apartments), use Main Building Interior Area.

Measurement diagrams are available as part of the downloadable PDF floor plans.

Once you have configured your iGUIDEs to suit your Albertan customer's formal requirements, it’s important that you do your research on the standards to which they’re held and to prepare yourself for the questions you may be asked.
