An iGUIDE Site Plan provides a detailed schematic view of a property's exterior, helping buyers understand the full scope of the land, layout and outdoor features. It appears as a dedicated floor in the iGUIDE viewer and complements interior floor plans for a complete property representation.
Note: Site Plans are schematic representations of a property's key exterior features. They are not architectural, civil, lot grading, or topographical drawings, and they do not provide legal boundaries, measurements or certifications. They should never be used as a substitute for a professional land survey.

What an iGUIDE Site Plan Represents
This also means some features won't appear consistently, especially on rural or large-acreage properties. Fencing, paddocks, trails and docks fall into this category — if a feature wasn't scanned and satellite imagery can't confirm it reliably, it won't be shown. The same applies to newer icon types, like skylights or water tanks: they'll appear when capture and available data support them, and won't when the data doesn't. Neither case is a missing feature — it's the direct result of how detail scales with site size.
What's Included with a Site Plan
Each Site Plan adds the following features and outputs to your iGUIDE delivery:
- iGUIDE Viewer integration — the Site Plan appears as a dedicated floor for buyers to explore
- Professional reports — included in your PDF report for easy sharing and printing
- Downloadable formats — high-quality JPG for marketing or editable SVG for customisation
- Full parcel coverage — captures the entire property included in the real estate sale, not just the building footprint
- Estimated lot size — includes an approximate lot size based on third-party data, where available
- Estimated lot size can be adjusted from the Edit Default View page of the Portal
- Outdoor details — incorporates a library of 40+ common outdoor objects (trees, gazebos, sheds) and 5 area types (grass, driveway, garden) for a visually informative plan. Which features appear depends on scan coverage and lot size — see What an iGUIDE Site Plan Represents above.
Pricing for Eligible Residential Properties
Site Plans are offered at a flat rate for all eligible residential properties:
- $35 USD
- $45 CAD
- $25 AUD
This flat rate applies to single-family homes, duplexes, triplexes and fourplexes only. Site Plans are not available for condominiums, large multi-unit buildings, commercial properties or resorts.

Capture Requirements and Considerations
The Site Plan add-on requires exterior scans around the property. These scans serve two purposes:
- Provide visual references for the drafting team to accurately create the Site Plan
- Enhance the immersive experience in the 3D tour for your clients
Place scans systematically so all key exterior features are visible from multiple angles, with higher scan density in detailed areas such as landscaping or outdoor structures.
Discrete features you want shown — walkways, garden beds, driveways, pools, patios, porches — need to be scanned directly. General lot extent, tree lines and boundary depiction can rely on third-party satellite imagery and don't need individual scans.
Technical capture spacing guidelines:

General rule: more features means tighter capture density, while fewer features allows wider spacing without affecting interpretability. The goal is clear visual availability of objects and layout, not precision measurement.
Additional Capture Considerations
Outdoor scanning brings unique challenges that require extra planning.
Alignment in open outdoor spaces:
- Maintain a clear line-of-sight between consecutive scans
- Adhere to the recommended spacing guidelines
- Ensure scan overlap includes distinctive, stationary features such as the side of the house, large structures or dense shrub lines
- In difficult scenarios, prioritize capturing the visual data needed for drafting Site Plan features
Capturing in snowy or cold conditions:
- Follow capture requirements as closely as possible — some features may be obscured by snow and not represented in the final diagram
- Do not operate the camera outdoors during active precipitation — reschedule the capture if rain or snow occurs
- Avoid using the camera in temperatures below 5°C (41°F) for optimal performance
Accuracy disclaimer: Site Plans are schematic diagrams intended for marketing purposes only. There are no guaranteed accuracy levels, and they should not be relied upon for legal or construction-grade measurements.
Minimum coverage: capture doesn't need to cover the property exhaustively. At minimum, scan every building entry/exit point and the area immediately surrounding the subject building. Add scans wherever else you want a feature to appear — a detached garage, pool, or garden bed, for example.

Important Notes Before Ordering
Keep these points in mind when planning a Site Plan order:
- Purpose — provides a visual overview of exterior features such as landscaping, driveways, walkways, pools, grass areas and gardens, for reference only
- Equipment — PLANIX cameras are designed mainly for indoor mapping and are not certified for surveying, so all exterior measurements are illustrative only
- Lot area data — third-party satellite data may be used to estimate lot size; if unavailable, the report will omit lot area information
- External scans are used solely for the Site Plan and are not duplicated on Floor Plans
- Drafters will move the external scans and copy the property's perimeter outline to create the Site Plan floor
- Patios, porches and decks appear on the Site Plan floor only (if ordered) and are not duplicated on the Floor Plan
- Site Plans utilise both capture data and third-party satellite imagery — satellite data supplements on-site scans but does not replace inadequate scanning
- Boundary lines — Site Plans are not land surveys, and the capture camera is not a registered surveying instrument. Boundary lines are derived from third-party satellite/aerial imagery and, where visible, natural or constructed cut-offs like tree lines, fences, hedgerows, waterlines or pavement edges. Coverage and accuracy vary by location and aren't guaranteed for every property. Where boundary indicators aren't visible, the Site Plan shows the best available approximation rather than omitting the boundary. This is a schematic depiction only — not a legal determination of parcel boundaries, easements or setbacks. For an actual parcel boundary, contact your city, state, provincial or municipal authority of record.
Site Plans are only available for the following residential property types:
- Single-family homes
- Duplexes
- Triplexes
- Fourplexes
They are not available for condominium buildings, small apartment buildings larger than a fourplex, hotels, resorts, motel units or commercial spaces.
Frequently Asked Questions
Q: Which floor should exterior scans be placed on?
A: Exterior scans should be placed on the same floor as the primary living space's interior scans (typically the main/ground floor). Our processing team will separate the outdoor spaces onto the dedicated "Site Plan" floor for the final delivery.
Q: How accurate are the boundaries?
A: Boundary lines are a schematic representation based on third-party satellite/aerial imagery and, where visible, natural or constructed cut-offs — tree lines, fences, hedgerows, waterlines, pavement edges. They're not guaranteed for every property and shouldn't be relied on as a legal or authoritative determination of parcel boundaries, easements or setbacks. If you need your actual parcel boundary, that has to come from your city, state, provincial or municipal authority.
Q: Why don't features like fencing, paddocks, trails or docks show up on my Site Plan?
A: These depend on scan coverage and reliable satellite data, which isn't consistent on rural or large-acreage properties. If a feature wasn't scanned and satellite imagery can't confirm it, it won't be drafted. The same goes for newer icon types like skylights or water tanks — they'll show up once capture and data support them.
Q: What are the use cases for RRE vs. AEC?
RRE (Residential Real Estate): Ideal for showcasing the entire home—inside and outside—since buyers are interested in both the house and the yard.
AEC (Architecture, Engineering, Construction): Typically requires detailed site surveys to assess utilities, grade differences, and other factors for planning builds or demolitions. We are not currently selling Site Plans for AEC purposes.
Q: What happens if scan data or exterior imagery is insufficient?
A: Our drafting team will do their best with the available data, but accuracy may be limited. If very little scanning is done, the request may be rejected. If aerial photography coverage is unavailable for your area, roof lines and estimated lot size may not be included.
Q: Can I request post-delivery upgrades or updates?
A: Yes, the process is the same as existing workflows. If the property address is missing, you’ll need to edit your iGUIDE and add it—this is required for aerial photography.
Q: What will the viewer and PDF experience include?
A: The Site Plan will appear as a floor in the viewer, and the PDF will include the estimated lot size in acres (if available). Measurements and layout are for visual representation only and are not adjustable.
Q: Why does nothing show in the 3D tour when I leave the main floor or choose the Site Plan floor?
A: This usually happens when external scans are turned off in the 3D tour. To ensure everything displays correctly, make sure some external scans are enabled for the best viewing experience.
Q: Can I update a completed iGUIDE to include a site plan?
