Visual representation of existing furnishings within a space
Floor plans have always been powerful tools for understanding space, but with iGUIDE Premium, enhanced 2D furniture and objects add a layer of clarity. Recognizable furniture and objects make it instantly clear how each space is currently being used, adding context to room dimensions and layouts.
This means that:
- Homebuyers and tenants can visualize how their furniture will fit
- Designers and architects can plan spaces with greater precision
- Real estate professionals can present properties in a more compelling way
Furniture Placement
Furniture placement is determined by a combination of visual representation and the practical accuracy of existing furnishings within a space. In residential spaces, furniture is positioned based on what is currently in each room for optimal fit, function and scale. In commercial and facility management (FM) settings, placements are more precise to support planning, space utilization and occupancy management.
Industry-Specific Application
Furniture and Fixtures are available on all iGUIDE Premiums, but freestanding objects will only be visible by default for Residential Real Estate (RRE) and Facility Management (FM), while they will be hidden by default for Insurance and Restoration (IRC) and Architecture, Engineering, and Construction (AEC).
Please follow this link for more information on how to toggle the visibility of furniture and fixtures.
What is the price to include furniture and objects in my floor plans?
Additional furniture and objects are already included with iGUIDE Premium—at no extra cost.
Will you stage rooms or add furniture into empty spaces?
No, we are not able to make changes based on how you wish the space to look or be staged. All objects must be visible in the tour panoramas to be included or adjusted.
We are not able to facilitate requests such as:
- Changing the furniture (e.g. adding an L-shaped couch where a loveseat currently is or moving a bed to a different area of the room)
- Adding furniture to a space that has no furniture
What objects are available on iGUIDE Premium floor plans?
In addition to the 41 objects currently available the newest update has added 89 new objects (a combined total of 130 total). The newest update brings mostly furniture that would be seen in a residential setting (ie. chairs, couches, tables, etc.) but also some commercial furniture and mechanical objects (ie. water softener, electrical panel, server tower, etc.). For a complete list of objects, click here.
Can I hide fixtures and/or freestanding objects?

Can I add furniture to an existing iGUIDE?
Yes! - We can absolutely add furniture to existing iGUIDEs.
There are two main scenarios depending on the type of your iGUIDE:
1. If you have a standard iGUIDE and want to add furniture, great news! Simply create an update request to upgrade from Standard to Premium.
2. Premium iGUIDEs created before furniture was available will not include it. If you'd like to add furniture to an older Premium iGUIDE, simply create an update request and we will accommodate the request for a flat fee of $15USD/$20CAD
If your iGUIDE was drafted on or after April 16, furniture will already be included as part of the regular Premium package—no additional charge needed!
Please note: For very large properties (e.g., 20k–30k+ sq ft), there may be additional requirements or costs, on a case-by-case basis.
Can I request corrections to furniture placement in my iGUIDE?
Yes we can but only when the request is to fix drafting errors based on what appears in the iGUIDE tour.
We will correct mistakes such as:
- Incorrect object type (e.g., a 3-seater mislabeled as a loveseat)
- Incorrect placement (e.g., too far from the window)
- Missed object (e.g. there is suppose to be an end table beside the bed)
These types of requests are considered drafting errors and will be corrected at no charge.
